Project Manager

We are seeking an experienced Project Manager – Finishing Fit-Out to lead the successful delivery of mid- to large-scale construction and finishing fit-out projects in Saudi Arabia. The ideal candidate will have a strong Civil Engineering background, extensive GCC experience, and a proven track record of delivering luxury, high-end, and mega-scale projects to the highest standards of quality, cost, and schedule.

• Lead the overall planning, execution, monitoring, and successful completion of finishing fit-out projects.

• Manage projects from pre-construction/mobilization through final handover and closeout.

• Develop and monitor project programs, budgets, resources, procurement, and manpower requirements.

• Ensure projects are delivered in accordance with approved scope, specifications, quality standards, budget, and schedule.

• Lead and coordinate project teams, including construction, engineering, QA/QC, HSE, commercial, procurement, and subcontractor teams.

• Coordinate closely with clients, consultants, architects, designers, and other project stakeholders.

• Manage subcontractors and suppliers to ensure timely delivery and compliance with project requirements.

• Review and resolve technical, commercial, and construction-related issues affecting project progress.

• Monitor project performance, identify risks and delays, and implement effective recovery strategies.

• Ensure strict compliance with approved drawings, specifications, method statements, ITPs, and quality requirements.

• Drive project reporting, including progress updates, cost status, risk registers, procurement status, and critical project issues.

• Ensure effective coordination between architectural finishes, MEP, structural, and other specialist works.

• Lead project meetings and ensure timely closure of technical and construction-related actions.

• Manage project variations, claims, and contractual matters in coordination with the commercial and contracts teams.

• Ensure adherence to KSA regulatory requirements, HSE standards, and company policies.

• Lead the successful testing, commissioning, snagging, handover, and project closeout processes.

• Bachelor’s Degree in Civil Engineering or a closely related engineering discipline.

• Minimum 15 years of relevant professional experience.

• Extensive experience in finishing fit-out and interior construction.

• Proven experience delivering mid- to large-scale projects within the GCC.

• Strong track record in delivering luxury, high-end, hospitality, commercial, residential, or mega-scale projects.

• Previous experience managing complex projects with multiple stakeholders, subcontractors, and specialist trades.

• Strong understanding of construction methodologies, project controls, procurement, QA/QC, HSE, and commercial management.

• Demonstrated ability to manage projects from inception through successful handover.

• Strong leadership, communication, negotiation, and stakeholder-management skills.

• Excellent knowledge of project planning, scheduling, risk management, and performance monitoring.

The successful candidate should be able to demonstrate verifiable experience delivering major finishing and fit-out projects, particularly projects involving:

• Luxury hotels and resorts
• High-end residential developments
• Commercial and mixed-use developments
• Premium retail and F&B projects
• Corporate and high-end office interiors
• Large-scale hospitality and entertainment developments
• Mega projects and landmark developments
