Job Summary
The Maintenance Supervisor will be responsible for overseeing and managing maintenance operations for projects and facilities associated with the company, ensuring the readiness of facilities and safety of assets, monitoring maintenance requests and activities, and providing reports to management that ensure prompt resolution of issues and maintain project quality and value.
Key Responsibilities
- Management and Monitoring of Maintenance Operations
* Receive and monitor incoming maintenance requests from clients and management.
* Classify requests based on priority and impact.
* Monitor the execution of maintenance tasks and ensure closure of requests in a timely manner.
* Ensure the quality of executed works and their compliance with requirements.
* Monitor preventive maintenance tasks and ensure their execution according to established schedules.
- Coordination with Service Providers
* Coordinate with technicians and contractors to execute maintenance tasks.
* Request price quotations for tasks requiring specialized contractors and submit them to management.
* Monitor the attendance of contractors and technicians and the schedules for executing tasks.
* Ensure completion of tasks according to agreements and required specifications.
* Monitor observations and reassign tasks as needed.
- Monitoring of Facilities and Assets
* Conduct regular inspections and assessments of facilities and assets.
* Document observations, defects, and hazards and report them to management.
* Ensure readiness of electrical systems, wiring, HVAC, and public facilities.
* Monitor the condition of units before and after handover.
* Ensure resolution of observations related to units and shared areas.
- Customer Service and Communication
* Receive customer observations and complaints related to maintenance.
* Communicate with clients professionally and clarify the status of requests and actions taken.
* Coordinate entry schedules for technicians and contractors to the units.
* Monitor customer satisfaction after completion of maintenance tasks.
* Escalate recurring complaints and issues to management.
- Documentation and Reporting
* Record all maintenance requests and activities and monitor their status.
* Update maintenance logs continuously.
* Document tasks with photos and reports as needed.
* Prepare periodic reports on the status of facilities and maintenance activities.
* Escalate recurring observations and issues that require immediate attention to management.
- Inventory and Equipment Management
* Monitor the availability of essential maintenance supplies and materials.
* Submit requests for materials and supplies as needed.
* Maintain tools and equipment and ensure their proper use.
* Monitor material consumption and minimize waste.
- Safety and Quality
* Ensure compliance with safety and health regulations during task execution.
* Monitor the handling of hazards and observations that may affect the safety of employees or assets.
* Ensure task execution meets established quality standards.
* Report immediately any situation that may pose a risk to individuals or assets.
Requirements and Qualifications
Educational Qualifications
* High school diploma as a minimum.
* Diploma or certification in maintenance (preferred).
Experience
* Experience of at least one year in maintenance or facility management.
* Experience in property maintenance and management of requests (preferred).
* Preferred experience in dealing with contractors and clients.

* Quality of work performed by technicians and contractors.
* Accuracy and updating of maintenance logs and reports.
* Adherence to budget and costs of maintenance tasks.
