Building Operations Manager

Mnzil is building workforce-housing infrastructure across Saudi Arabia, and the physical experience of every resident starts with how well our buildings run. The Building Operations Manager owns the day-to-day performance of Mnzil's residential assets in Riyadh from preventive maintenance and vendor management to safety compliance and resident satisfaction. This role is critical to delivering on Mnzil's promise of dignified, well-maintained living environments at scale. Key Responsibilities Own end-to-end operations for assigned Mnzil residential buildings, ensuring facilities are safe, functional, and consistently well-maintained Develop and execute preventive maintenance schedules, tracking completion rates and reducing reactive repair incidents over time Manage and hold accountable a roster of maintenance technicians, cleaning crews, and third-party contractors, including scope negotiation, performance reviews, and SLA enforcement Serve as the primary escalation point for resident-facing operational issues, ensuring fast resolution and high satisfaction scores Monitor operational budgets, control costs, and surface variance explanations and corrective actions to leadership proactively Conduct regular building inspections and enforce compliance with Saudi building codes, safety regulations, and Mnzil quality standards Identify recurring failure patterns and lead process or infrastructure improvements that prevent them from happening again.

4+ years of experience in facilities, building, or property operations preferably managing multi-unit residential or workforce-housing assets Demonstrated ability to manage vendors and service contractors end-to-end, including contract execution and performance accountability Track record of building or improving preventive maintenance programs with measurable outcomes Solid understanding of MEP systems (mechanical, electrical, plumbing) and the ability to diagnose common building failures without relying solely on vendors Familiarity with Saudi building safety regulations and municipality compliance requirements Strong organizational skills with the ability to manage multiple buildings and competing priorities simultaneously
