Job description

Lead hard services and maintenance across Wa'ad Al Shamal and Jalamid, ensuring safe and reliable operation of buildings, utilities, MEP systems, civil assets, and infrastructure, while improving asset reliability, maintenance governance, and contractor performance across Maaden North.

KEY RESPONSIBILITIES

  • Manage preventive, corrective, and emergency maintenance for FM assets and facilities.

  • Oversee MEP, HVAC, electrical, plumbing, civil, building fabric, and minor works maintenance.

  • Develop preventive maintenance plans, asset registers, inspection programs, and backlog closure plans.

  • Ensure rapid response to breakdowns affecting continuity, safety, or user experience.

  • Manage maintenance contractors against contracts, SLAs, KPIs, and HSE requirements.

  • Ensure proper use of CMMS, CAFM, MyFM, SAP PM, or Maximo for work orders and reporting.

  • Lead root-cause reviews of recurring failures and implement reliability improvements.

  • Support budget planning, spare parts planning, cost optimization, and maintenance strategy.

  • Bachelor degree in Mechanical, Electrical, Civil, or a related engineering discipline.

  • 10–12 years in facilities maintenance, hard services, or utilities; 5+ years in maintenance management.

  • Experience in industrial, mining, petrochemical, or large multi-site FM environments preferred.

  • Strong technical knowledge of MEP, HVAC, electrical distribution, civil works, and infrastructure.

  • Solid grasp of preventive maintenance, reliability, root-cause analysis, KPIs, and backlog management.

  • Familiarity with CMMS, CAFM, SAP PM, Maximo, or MyFM; strong HSE and permit-to-work awareness.

  • Ability to work with Arabic- and English-speaking stakeholders; English proficiency (IELTS 5.0 or equivalent).

REPORTING AND DELIVERABLES

Weekly operational updates with risks and action plans; monthly KPI and contractor performance scorecards; inspection records and corrective action trackers; improvement initiatives log; and clear escalation of items affecting safety, cost, service continuity, or end-user satisfaction.
