Job Summary
We are seeking an experienced Maintenance Manager with strong practical and technical experience in comprehensive building and facility maintenance. The successful candidate will be responsible for managing all maintenance activities, supervising technical teams, coordinating contractors, and ensuring that facilities, systems, and equipment remain safe, functional, and well-maintained.
The ideal candidate should have hands-on experience across multiple maintenance disciplines, including electrical, plumbing, HVAC, elevators, swimming pools, fountains, irrigation, landscaping, cleaning, deep cleaning, and post-construction maintenance.
An Engineering degree is not required. Strong technical knowledge and practical maintenance experience are highly valued.
Key Responsibilities
- Maintenance Operations
- Plan, manage, and supervise daily maintenance operations.
- Ensure all maintenance requests and breakdowns are attended to promptly.
- Identify maintenance requirements and prioritize work based on urgency and operational impact.
- Ensure all maintenance activities are completed properly and within the required timeframe.
- Conduct regular inspections of buildings, facilities, equipment, and systems.
- Electrical Maintenance
- Supervise general electrical maintenance and repair works.
- Monitor lighting systems, electrical panels, breakers, switches, sockets, and related equipment.
- Troubleshoot electrical faults and coordinate specialized repairs when required.
- Plumbing & Water Systems
- Supervise plumbing maintenance, including water supply and drainage systems.
- Follow up on leakage, blockage, pressure, pumps, and water-related issues.
- Ensure proper operation of plumbing and water systems.
- HVAC & Air Conditioning
- Supervise preventive and corrective maintenance of air-conditioning systems.
- Monitor HVAC performance and ensure proper operation.
- Coordinate with specialized HVAC contractors when required.
- Elevators
- Coordinate regular preventive maintenance and emergency repairs for elevators.
- Follow up with approved elevator maintenance contractors.
- Ensure maintenance schedules, inspections, and required corrective actions are completed.
- Swimming Pools & Fountains
- Supervise maintenance and operation of swimming pools and fountains.
- Monitor pumps, filters, water circulation systems, and related equipment.
- Ensure regular cleaning, servicing, and preventive maintenance.
- Landscaping & Irrigation
- Supervise landscaping, gardening, and irrigation maintenance activities.
- Ensure irrigation systems, pumps, and related equipment are functioning properly.
- Coordinate routine maintenance of green areas and outdoor facilities.
- Cleaning & Deep Cleaning
- Supervise general cleaning and deep-cleaning activities.
- Ensure facilities meet required cleanliness and hygiene standards.
- Coordinate cleaning teams and external cleaning service providers when applicable.
- Post-Construction Maintenance
- Supervise post-construction / after-construction maintenance activities.
- Identify and follow up on construction defects and outstanding works.
- Coordinate with project teams and contractors to ensure timely rectification of defects.
- Team & Contractor Management
- Supervise technicians, maintenance workers, and support staff.
- Allocate daily tasks and monitor team performance.
- Ensure technicians have the required tools, materials, and equipment.
- Coordinate and monitor subcontractors and external service providers.
- Evaluate the quality and completion of outsourced maintenance works.
- Preventive & Corrective Maintenance
- Develop and implement preventive maintenance schedules.
- Monitor corrective maintenance and breakdown repairs.
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Follow up on recurring problems and recommend appropriate solutions.
- Safety & Quality
- Ensure all maintenance activities are performed safely and according to company procedures.
- Ensure technicians follow appropriate safety practices and use required PPE.
- Inspect completed works and ensure proper quality standards are maintained.
- Report major technical issues, risks, and recurring failures to management.
